I’m from nor cal. State of Jefferson to be exact. I currently have a rental listed and when it goes, I intend to do a 1031 exchange and invest my money in a state with principles and a tax structure that better suits me. It’s a small piece of my retirement portfolio, and I don’t plan to live there, at least not at the moment. However, upon dumping the next rental property, I may indulge in a havasu city property for my retirement. Arizona would be happy to have me.

Havasu is a weird place. It gets flooded with college Cali's for spring break so you gotta put up with that. Most of the locals there hate Calis, although there are plenty of Cali transplants there because it is on the border so it's real easy to visit the hellhole you left. Might work for you after you lived there for a while. So from what I am hearing, you want to buy a rental property to rent until you "might" move there...? You wouldn't be the first Cali to do that. There are other much cheaper, much better small towns, it's just what you want. You need a huge river like the Colorado, and you want to eventually live there, Havasu is the best closest place to Cali for you. You want mountains, go to the NE although it's been pretty built up by Cali transplants so far but the Indian reservations really limit that in those areas to the white man's towns. Don't mind desert and summer heat, plenty of really, really cheap towns. Some neat with history, some just little shit holes. Just depends on what you want. Like downhill skiing? Flagstaff or near there is the place for you. Like beaches and Mexican culture, anyplace in extreme southern Az works. All up to your wants and monetary needs. Hope that helps Cali Fag.

Cali fag, kek. Thanks Azi-fag! I don’t care for the southern desert heat or the landscape. I do like northern AZ. I don’t care for snow much, but high and dry desert is fine. I like greenery. For an investment property I just need something that works money wise. It could be in Phoenix, I don’t care. But I don’t really wish to invest like that. I like small towns. As for a place to maybe end up in, havasu is right up my alley. It coincides with my line of work, and the touristy thing is fine with me. I say line of work, because I don’t plan on retiring so much as I plan on making a move. I would sell my business where I am and buy, and or start a like one in a place like havasu. And for sure, AZ won’t care about the three full size safes of guns I bring with me. However, I doubt I’ll get to shoot off the back porch in havasu like I do where I am currently.
