E: So many folks that make way more than me (and some that didn't) needed an "interest free" loan off of me. I'm done with that shit now, but back in my youth, I was the crappiest loan shark ever with zero percent interest.

Screw em! I don't have a rental property right now but when I did if I didn't want someone as renters my place wasn't for rent. When I found folks I liked and wanted as renters then the "work on the place" was done and they were my renters!
